The Bank gives me the Land valuation !

The Builder sends a copy of the contract back to me !!

The Solicitor checks my contracts and gives them back to me !!!

The Vendor is ok to let me pay the 10% deposit later than today !!!!

Ps. When it comes, it all comes together LOL  ^^,

Nothing Nothing Nothing ...

The Bank guy have not done the Land valuation yet..

The Solicitor said he was busy and ask me to come to see him tomorrow instead...

The GUY said he is out of the city tomorrow, so I may met him on Thursday....

Everything Should be OK!

I have handed a copy of my Land contract to the Solicitor.. He charged me $600 for this which I am not sure if it is an average price ot not.. By the way he will give it back to me this Tuesday which means that I can pay this 10% deposit on Wednesday.

With the Builder, I finally choose St Ives facade and remove "all fly screens for my windows" option as I think this can be done with an local supplier later.

With the Bank, the manager told me that I should get my Land valuation this Monday. Hopefully the price is RIGHT !

Here finally the contract is in my Hands : )

I start panicing since I see the Lot's original price...!!!

How could it grow up this BIG!!?

Not sure no more is the price is reasonable.. Eventhough it is a bit cheaper compare to what the developer selling atm for another Lots...

Umm what should I do then... I guess I will try to hold this contract until the Bank tell me what is the Land Valuation go...

Anyway what is a relive now... everything seems to be fine now...I gonna get the floor plan I want with the Alfresco. I am moving in Q3 this year. The price of the LOT is a bargain(compare to the current developer price).... so now I've got a moment to enjoy and relax for awhile : )

Last night my builder sent me an e-mail to inform me that the LOT is too small for my Alfressco upgrade option..!!?!

So half day today, I was thinking whether I should go for another floor plan and go through those choosing and changing processes again ?!

Then, in the afternoon he called me and said he did a wrong calculation and the good thing is I am still getting my Alfressco ; )

Another story for the LOT !!

The GUY didn't give me a call this morning as he may too busy with his work. Anyway, I did call him for the follow up.

And now he said "OK, You GOT IT!!".

Based on my research, I think I am getting a good bargain for the Land but however, the Land valuation report is coming up next Monday.. That was what my Bank manager told me..

So.. I may try to hold the contract on my hand until I get to know the real market value of the LOT next week. Hopefully I am paying for what I gonna GET !

Althought I think it maybe to soon to be happy since the contract is not on my hand yet.. Sometimes tomorrow I should get it then.. Umm... if nothing goes wrong or any hidden surprise...

The GUY's agency may drafting the contract at this moment or has done it by now..

The LOT will be settled within a month and then the building process can be start on April  ^^,

Ok that is just 2 months away !!

Hey.. but wait ..? what will happen if the GUY change his mind and told me he now get a better offer...  OK then... let see and not to be panic !

I finally get the detail of the GUY to day..

Just as what I expect, he said several peoples have made offers to his Lot.., so I am gonna be one of them.

Not sure how much should I go for.. but I base my offer according to the price of those previous 2 blocks.

The GUY said he will consider my offer and then let me know either tonight or next morning after a chat with his partner.

So now... again not much I can do but play the waiting game... I hope he will be kind enough to give me the price I can afford..

Actually my offer is a bit to low even for myself.. but if I can get it, this will be a really great Bargain..

However, I have my maximum in my mind already, so first let see what will be his answer and maybe go to 2nd offer... which I hope I won't need to...

Now what I think if I can't beat the price for this Lot.. then I may have to go back for even สี่01 or 9ศูนย์7..

ZZzz Time to sleep... Hope tomorrow night I can start thinking about something else.. but not the Lot thing no more T-T)>

Nightmare Begin just the DAY after !

Headache !!

So much troubles now !!....

I call Mosa!c today to find out exactly when the LOT will be titled...

Then nightmare BEGINs !!! ... The lady told me it is now expected to be delay until NOV'11..

Come'mon S!monds... You told me it will be June'11 that why I changed from my previous LOT and throw away my $4.5 Cheque !?!

 And now.. just shocking as this one even 2 months later than the 4Oหนึ่ง..

A lot of phone calls ... as a thing need to be updated to those around me...Eg. My Bank manager, my family.. my friends...

One more incident about e-mail thing... I sent something to someone which I should not suppose to sent it to... the Huge mistake.... But what is Done, it is done.. so just wish this won't effect my refund from Double B guy >_<''   Poor me !!!

Finally something nice come up in the end... คาร์lingford gives me a good news.. one guy wanna give up on his land due to Financial issues... This land size is just perfect !! and the best thing is it is already been titled !!.. !!

It means I can start my Building Process Straigh away !!  WoWW  OMG !!! such a Great news...

But you know ... I don't think it will be this perfect even I want it to be....

Anyway, nothing I can do now... just wait for the lady to send me a detail of this GUY!!

Should be sometimes tomorrow... PLay waiting game again... Please please ... give me what I want

My First house with S!monds - The Journey Begin !!!!

After I go throught several builders (eg.BurB@ank, Metric@n, JG K!ng, Den!s House), S1monds is my chosen one !!

Finally, I have paid $2,000 initial deposit with S!monds today 6.2.11..after around 5-6 visits.

Hopefully they won't be BAD to me as they did with those on the internet... finger cross for me : /


THe floor plan I choose is Valencia with Living&Theatre room Upgrade Plus Alfresco at the back and additional vanity in the Ensuit for my future g/f :)

I actually almost build my first house at คาร์ลินฟอร์ด, Lot สี่01.. The one with the Big reserved garden/playground as my own front yard.. However my budget don't really seem to like it, so S!monds offer me another Lot at โมsaic 90เจ็ด which has faster title date (June'11) but $15k cheaper ^^,) /


Everything should be fine from now on... no more Apartment hunting... house/location hunter...or those on ended house inspections... I can now focus on something else !!!

OK !! everyone the REAL journey is starting from Today.. !!
